The Board of Directors is currently reviewing revisions of the Bill of Assurance (BOA) from input at the annual meeting and other community input. The goal is to present a BOA by September 1st to the community which everyone can be favorable to. The Association seeks to ratify the proposed BOA before the end of the calendar year. Simultaneously, Bylaws have been drafted which complement and support the BOA. Bylaws will not need to be ratified or notarized by Owners.
The current fiber installations have proved to be challenging to the neighborhood. The equipment and number of HOLES required to install fiber in the utility easements was likely incomprehensible. The effort and inconvenience was unforeseen to produce the desired result of internet competition. In the future, we will all be able to enjoy choices of an internet provider, the holes will have filled in, the grass will grow back, drilling equipment will not litter our yards, block our access to mailboxes, and take away our street parking.
Our access to the mailbox is compounded by contractors inadvertently knocking them over; and mailboxes falling over from metal fatigue. The original mailboxes purchased and installed by the developer during the construction of this subdivision are aging and developing metal fatigue. The original mailbox style purchased/installed has been discontinued. A new similar style of mailbox has been identified to replace our existing style. If a mailbox is damaged by the contractors, the contractors are given the information of the new style for order and replacement of the damaged mailbox.Â
Regarding residential mailboxes which need repair and/or replacement due to age or metal fatigue, the Association is announcing a change. From the installation of the first mailbox until the present, the Developer/Association purchased and replaced or repaired damaged residential mailboxes. The Developer replaced damaged mailboxes with the intent to maintain appearance and curb appeal while the subdivision was being built out. The Developer has relinquished responsibility for the purchase or replacement of mailboxes in the neighborhood. The Association would like to make the transition for responsibility of mailbox repairs and replacement a smooth transition.
Mailbox repairs and/or replacement moving forward:
The Association will continue to purchase and inventory the new model of mailbox
The Association will provide homeowners with the new style of mailbox
The home owner will be responsible to repair or replace the mailbox
Owners can request assistance with labor from volunteers during transition  Â
The water irrigation of our entrances will continue to remain off until we receive confirmation from the City underground fiber installation has been completed. The irrigation systems will be inspected and/or repaired at that time. Some of us have incurred damage to our personal irrigation systems during the underground work. The City of Benton offers a program to deduct their administrative costs from your usage bill. The homeowner needs to submit a plumber/contractor invoice at the City’s utility office when requesting the bill adjustment. Unfortunately, the water usage consumption is not deductible. Watch your monthly water bill, as some leaks do not come to the surface or are visibly present immediately.
