The Property Owners Association (POA) is continuing the effort to update its Bill of Assurance. Approximately October 2024, you should have received an email with two attachments. One was a 14 page proposed Bill of Assurance (BOA) and the other was a 1 page Consent & Ratification form (CR). Your Phase number and Lot number was included in the email for your convenience. All owners of your property “in favor” of the CR are being asked to have a Notary witness the signing. There are at least two Notary Public in the neighborhood offering Notary without fee. If the owners of your property are “not in favor” the CR does not need a Notary witness. With either decision, please complete the CR and return to the Secretary of the Association at 3029 Coldwater Drive with your response. Owners without access to a printer may request a hard copy of the CR from the Secretary. The POA plans to ensure all property owners are aware of the proposed BOA prior to a resolution. Please compare your existing BOA with the proposed BOA. The BOA was attached in the email for reference only. The BOA will be executed when the POA has enough owners in favor of the update. An executed copy of the BOA would be provided for all members of the POA. You may request a hard copy of the proposed BOA, the CR form, and/or your Phase number/Lot number from the Secretary. The Directors in our Association believe the BOA delivers clear, concise, and palatable guidelines for our community now that the development is nearly complete. The BOA addresses each of the concerns of the owners who responded. Please review the newly uploaded BOA and CR form linked below and/or found in the BOA and Meeting Minutes section. When you are ready, print the CR form and complete the form. Your home is on Lot (inserting lot number) in Phase (inserting phase). Insert your address, check one of the two boxes, and sign and print your name. All owners of your parcel need to sign. Greg can generate a CR form with additional signature lines, if there are more than two owners. If you are in favor of the BOA your signature(s) will need to be witnessed by a Notary Public (there are several Notaries in the neighborhood, some are offering their service at no charge). If you are not in favor of the BOA, the signed CR does not need to be notarized. Either way, please return the CR to Greg Pimentel, secretary of Association. He can pick up the form if you choose.
